SmartSell NI (“we”, “us”, “our”) provides a free service to help homeowners connect with reputable estate agents in their local area. By using our website or service, you agree to the terms outlined below.

2. Our Service

​

• We operate as an independent introducer only.

• We are not an estate agency and do not sell properties directly.

• We match sellers with selected agents based on area and performance criteria.

• Sellers are under no obligation to choose any agent we introduce.

• We may receive a referral fee from agents if a seller instructs them.

3.Mortgage & Protection Introductions

​

SmartSell NI may offer customers the opportunity to be introduced to one of our trusted independent mortgage and protection advisors. This service is entirely optional, and you are under no obligation to request an introduction or to proceed with any mortgage, insurance or protection products that may be recommended. If you choose to proceed with one of our selected advisors, SmartSell NI may receive a referral fee from that advisor. The referral fee is paid by the advisor and does not increase the cost of any products or services recommended to you.

All mortgage, insurance and protection advice is provided solely by the independent advisor. SmartSell NI does not provide regulated financial advice and accepts no responsibility for any advice, recommendations or financial products or service provided by the advisor. By requested an introduction, you consent to SmartSell NI sharing the information necessary to facilitate that introduction.

 

4. Accuracy of Information

We strive to ensure all information provided is accurate and up to date. However, we make no warranties regarding the performance or conduct of any third-party estate agents.

5. Limitation of Liability

​

SmartSell NI will not be liable for any loss or damage arising from the use of our services or any dealings between the seller and an estate agent introduced via our platform.

6. Changes to Terms

We reserve the right to modify these terms at any time. Continued use of the service implies acceptance of the updated terms.

7. Competition Terms and Conditions

​

• The competition is open to residents of Northern Ireland aged 18 or over.

• Only one entry per household is permitted.

• The prize is up to £250 worth of gutter cleaning and kerb appeal services from SmartSell NI. No cash alternative is available.

• The competition will run until further notice. SmartSell NI reservces the right to close the entries and select a winner at any time.

• The winner will be notified by email 7 days of the draw. If the winner cannot be contacted within 14 days, SmartSell NI reserves the right to withdraw the prize and select another winner.

• By entering, participants agree to these Terms and Conditions.

If you choose to request a mortgage and protection consultation through SmartSell NI, we will also share the information necessary to facilitate your introduction with our selected independent  mortgage and protection adviser. This introduction is entirely optional and will only take place where you have actively requested it.

If you proceed with our recommended mortgage and protection adviser, SmartSell NI may receive a referral fee from that adviser. This referral fee is paid by the adviser and does not increase the cost of any mortgage, insurance or protection products. The independent adviser is responsible for assessing your circumstance and recommending any suitable mortgage, insurance or protection products. SmartSell NI does not provide regulated financial advice.
